The UK Government published (on 16 December) new proposed changes to the National Planning Policy Framework (NPPF) and launched a consultation seeking feedback on this round of proposed revisions to the NPPF. The Ministry of Housing, Communities and Local Government (MHCLG) has said that the changes will ‘help optimise land use through well-designed, higher-density development, simplified biodiversity rules for smaller sites – and fast-track good housing projects that meet national standards for energy efficiency.’

CIHT represents a diverse and influential range of industry stakeholders, across 12 UK regions and a number of international groups and we want to ensure that your views are represented in our response.

The government has posed a total of 225 questions in the consultation. However, CIHT has identified a streamlined list of these questions which we will be prioritising in our response.

Please respond to these questions using this form or submit general views and comments to technical@ciht.org.uk.

Please submit views by cob Wednesday 4 February 2026.

Background

The NPPF set out the government’s planning policies for England and how these are expected to be applied. The NPPF has been revised and updated a number of times since it was first published in 2012, with the last major revision being published in December 2024. This updated

On 27 January 2026, CIHT will be joined by past President Sheila Holden in a lunchtime webinar to discuss the National Planning Policy Framework’s new vision-led approach to transport planning affects development proposals.
